Where We Work Around Tampa Bay
The bay is not one place. A 1920s bungalow under oaks in Seminole Heights and a four-year-old stucco house in Riverview are dirty in different ways, and they need different treatment. Here is what we see where.
Pressure Washing in Tampa
Tampa is our home base, and it is about as mixed a housing stock as Florida offers. Hyde Park and Seminole Heights are full of early-1900s bungalows sitting under mature live oaks; South Tampa runs from those older homes to recent rebuilds; Ybor City is historic brick; Westshore and Channelside are commercial and mid-rise.
The oaks are the thing. Deep shade keeps roofs and north walls damp long after a summer storm, and that is exactly the condition algae wants — so the shaded side of a Seminole Heights bungalow is routinely far worse than the sunny side of the same house. Older wood siding and painted brick want a soft wash, not pressure. Driveways and the brick streets around Ybor are the opposite: dense, and happy to take real pressure.

Pressure Washing in St. Petersburg
St. Pete adds salt to the equation. Anywhere near the waterfront, downtown or the Gulf side, airborne salt settles on every exterior surface and holds moisture against it, which speeds up both organic growth and corrosion on metal fixtures and railings.
The Old Northeast and Kenwood are full of bungalows and Mediterranean Revival stucco, and stucco is a surface people get wrong constantly — it is porous, and high pressure drives water into it. Soft washing is almost always the answer. Solar arrays here also pick up a salt film that cuts output more than owners expect.

Pressure Washing in Clearwater
Clearwater is the most exposed part of our service area. On the beach, Island Estates and the barrier island generally, property takes direct salt spray, not just salt air — and it lands on balconies, railings, window glass, screens and pool cages continuously.
Condo and rental turnover drives a lot of the work here, because a unit has to look right between guests. Inland, Countryside is more conventional suburban housing with the usual shaded-roof algae. Screen enclosures and pool decks are the two surfaces we get asked about most on this side of the bay.

Pressure Washing in Wesley Chapel
Wesley Chapel is newer than almost anywhere else we work — master-planned communities like Meadow Pointe, Seven Oaks and Union Park, mostly stucco with tile or architectural shingle roofs and paver driveways and lanais.
Newer does not mean exempt. Paver driveways here are the standout: the joints grow weeds and the surface picks up tyre marks and organic staining within a few years, and this is the area where sealing after cleaning makes the most difference. HOA standards also mean a dirty roof or a green driveway is more likely to earn a letter than a shrug.

Pressure Washing in Brandon
Brandon is largely suburban build-out from the 1970s through the 1990s, plus a dense retail corridor around Brandon Town Center. Those decades matter: the trees planted with those subdivisions are now mature, so roofs that had full sun for their first twenty years are shaded today and streaking as a result.
Homes of that era commonly have asphalt shingle roofs at or past the age where high pressure would be actively destructive, which is why roof work here is soft washing only. The retail corridor is a different job entirely — storefronts, walkways and dumpster pads on a recurring commercial schedule.

Pressure Washing in Riverview
Riverview has grown fast, and most of the housing is recent — newer subdivisions with stucco and vinyl exteriors, young landscaping and very little shade yet.
That changes the problem. With less tree cover there is less roof algae than in Brandon or Tampa, but full sun and open lots mean sprinkler overspray staining, construction film on newer builds, and driveways that show every mark because the concrete is still light. Newer homes also tend to be the ones where owners are protecting resale value, so cleaning happens on a schedule rather than after a problem.

Pressure Washing in Lutz
Lutz keeps more of its rural character than most of the area — larger lots, heavy tree cover and a lot of properties with long driveways and outbuildings. Heavy canopy means constant leaf litter, which means gutters here fill faster and roofs stay damp longer.

Pressure Washing in Land O' Lakes
Land O' Lakes is suburban Pasco County, built around the lakes it is named for, with a mix of established neighbourhoods and newer subdivisions. Waterfront lots hold humidity noticeably longer, and lakeside docks, decks and screen enclosures are the surfaces that show it first.

Pressure Washing in Temple Terrace
Temple Terrace was laid out in the 1920s around a golf course, and it still has the Mediterranean Revival stucco homes from that period alongside mid-century ranches, plus the rental stock that comes with being next to USF.
Original 1920s stucco and barrel tile need genuine care — this is not a surface to experiment on with a pressure washer. Rental turnover on the USF side generates a steadier, more schedule-driven kind of work.

Pressure Washing in Plant City
Plant City is agricultural — strawberry country — with a historic brick downtown and a lot of working property: barns, equipment pads, packing areas and older commercial buildings.
Agricultural dust and field soil are a different kind of dirty than suburban algae, and historic brick downtown needs a gentler hand than people assume. Junk removal and dump trailer rental come up more often out here than anywhere else we work.
